Q: How much will it cost me to let my property?

Q: Are there any additional marketing costs?
A: No your property will be marketed through our website which has direct feeds to Rightmove, Zoopla, S1 Homes and Letting Web

Q: Who will conduct viewings on my property and when will they occur?
A: A housing manager will be given responsibility for your property and will be conducting viewings and reporting back to you with feedback from the prospective tenants.

Q: What is an EPC and how long will it be valid?
A: An Energy Performance Certificate rates the energy efficiency of your property. It is a legal requirement as from 9th January 2013 to show the EPC rating in any sales or letting particulars. The EPC Costs from £45 + VAT and last for 10 years.

Q: How much will it cost to have my property managed?
A: Our standard commission for a full management service is 12% + VAT of the rent collected

Q: How much is the tenant’s deposit?
A: The tenant’s deposit is normally the equivalent of the rent although a higher deposit may be required for certain properties.

Q: What happens to the deposit?
A: The deposit will be held by a government approved tenancy deposit scheme.

Q: How long does it take to receive my rent once paid by the tenant?
A: Pavillion Properties pays the rents to the landlords within a matter of days of receipt unless an alternative arrangement has been made by the landlord.

Q: What do the Tenancy Deposit Schemes (Scotland) Regulations 2011 mean for landlords?
A: The tenancy deposit scheme should not affect the landlord where he is employing an agent.

Q: Which landlords will have to comply with the regulations?
A: All landlords in the Private Rented Sector have to comply with the tenancy deposit regulations

Q: Do the Regulations apply to a landlord who lives outside Scotland?
A: Yes. the regulations apply where the property is located in Scotland irrespective of the landlord’s residency

Q: Why does information about landlord registration status have to be declared?
A: All landlords must be approved by the Local Authority as being fit and proper persons to rent property.

Q: Will schemes accept deposits from unregistered landlords?
A: No

Q: How will the schemes verify that a landlord is registered?
A: The landlord registration number is required every time a deposit is placed in the tenancy deposit scheme.

Q: What happens if a landlord uses a letting agent?
